Thank you for your feedback Jagun. A certificate of occupancy has no effect on the cost of a property. However, it is an important document that determines if a property will be sold or not. The C of O from a layman’s point of view just states that you are permitted to occupy a piece of land for the next 99/100 years (being that state governments are the owners of lands in their state). It solidifies your ownership of the said land, thus making you eligible for compensation should the govt decide to encroach into your land. If you are the first owner of the land, you get a C of O…. iF you are the next owner after the original owner, you get a governor’s consent if the C of O is unavailable. The governor’s consent is basically a notification to the govt saying “I am the original owner of this land with a C of O, but wish to let you know that I am transferring ownership to this so so person (since the govt is the legal owner of the land initially). If it’s fine by the governor, he issues a governor’s consent permitting you to do so. That’s the basic understanding of those 2 documents.

Please I will like to know if a certificate of occupancy confer any advantage in terms of price to a building that is for sale. Does a C of O add to the cost value of a property put up for sale? If yes, why? If No, then what is the advantage/benefit of a C of O?
I know properties can still be sold without a C of O. Infact, many home owners seem not to have a C of O in Nigeria.
